Living in Capitol Hill, Denver: Neighborhood Guide

Denver city skyline with the Rocky Mountains in the background

Capitol Hill, often called Cap Hill, is one of Denver’s oldest and most walkable neighborhoods. It sits just east of downtown around the Colorado State Capitol, and it’s known for historic mansions, vintage apartment buildings, a busy restaurant and nightlife scene, and easy access to parks and downtown jobs.

What it’s like to live in Capitol Hill

Capitol Hill has a lively, urban feel. Many residents walk or bike to work downtown, and coffee shops, restaurants, music venues and bars are never far away. East Colfax Avenue runs along the neighborhood’s northern edge and is one of the city’s best-known streets for dining and entertainment.

The neighborhood is also full of history. The Molly Brown House Museum and many grand Victorian and early-1900s homes line its streets, and a number of blocks are part of historic districts. Cheesman Park and the Denver Botanic Gardens are right next door to the east, and Civic Center Park is just west of the Capitol.

Types of homes in Capitol Hill

  • Condos in vintage brick buildings and newer high-rises, often the most affordable way to own in central Denver
  • Historic homes and mansions, some still single-family and others converted into multiple units
  • Townhomes and rowhomes, plus apartment buildings that appeal to investors

Who loves Capitol Hill

  • First-time buyers who want to own in the city at a lower entry price than a single-family home
  • Buyers who want to walk or bike to work downtown
  • Investors looking at condos or small multi-unit buildings
  • Anyone who loves historic architecture and a lively neighborhood

Tips for buyers

Many Capitol Hill homes are condos, so review the HOA carefully: monthly dues, what they cover, the reserve fund, any planned special assessments and rental rules. Older buildings may not have parking or elevators, which affects both your lifestyle and resale. If you’re looking at a home in a historic district, ask how that affects future changes to the exterior.

Tips for sellers

Condo buyers compare closely, so accurate pricing against recent sales in your building or similar buildings is key. Highlight what makes your unit stand out: parking, storage, outdoor space, natural light or updated kitchens and baths. For historic homes, good photos and a story about the home’s character help buyers see its value.
