Downtown Denver is the heart of the city, where you can walk to restaurants, sports, concerts and work, and catch a train to the airport. Most homes are lofts and condos, and the neighborhood has a lively, urban energy that’s hard to match anywhere else in Colorado.
Downtown’s main areas
- LoDo (Lower Downtown): historic brick warehouses converted into lofts, plus restaurants, bars and Coors Field.
- Union Station: the restored station is a hub for dining and transit, with trains to Denver International Airport, light rail and buses, surrounded by newer high-rise condos.
- Ballpark: lofts and condos just east of Coors Field, with breweries and restaurants.
- Central Business District: office towers, high-rise condos with city and mountain views, and the 16th Street area.
Just across the pedestrian bridges, LoHi and the Highlands offer a quieter residential feel only minutes from downtown.
What it’s like to live downtown
Many downtown residents rarely use a car. Grocery stores, coffee shops, gyms and some of Denver’s best restaurants are within walking distance, and the Cherry Creek Trail and Confluence Park along the South Platte River are close by for running and biking. Sports fans can walk to Coors Field, Ball Arena and Empower Field.
Types of homes
- Historic lofts with exposed brick, timber beams and big windows, mostly in LoDo
- High-rise condos with amenities like doormen, pools, fitness centers and rooftop decks
- A small number of townhomes on the edges of downtown
Tips for buying a downtown condo
- Review the HOA closely: monthly dues, what they cover, reserves, any special assessments and rental rules.
- Parking: check whether a deeded or assigned space is included; it affects both lifestyle and resale.
- Noise and views: visit at night and on game days, and ask whether future buildings could block your view.
- Financing: some condo buildings have lending requirements, so talk with your lender early.
Selling a downtown condo
Buyers compare closely within the same building, so accurate pricing, strong photos (including views) and highlighting parking, storage and amenities make the difference. Start with a free home valuation.
