I grew up in a small town just outside Amsterdam, so I know firsthand what it’s like to start a new life in Colorado. Buying a home in the United States works quite differently from most of Europe. Here’s what I tell every European client who’s planning a move here.
Buyers usually have their own agent — and it matters
In much of Europe, you deal mainly with the seller’s agent. In the U.S., buyers typically work with their own real estate agent who represents their interests: finding homes, writing offers, negotiating and guiding you through inspections and closing. In Colorado, you’ll sign a written agreement with your buyer’s agent that explains the services and how they’re paid.
Offers move fast
In competitive Colorado neighborhoods, good homes can go under contract within days. It helps to have your financing lined up and to be ready to tour quickly — including by video call if you’re still abroad.
Inspections are your responsibility
Colorado contracts give buyers a period to inspect the home. Unlike some European countries, it’s up to you to hire inspectors — for the home itself, radon, sewer lines and more — and negotiate repairs.
Financing as a newcomer
If you don’t yet have U.S. credit history, financing can take more planning. Some lenders offer programs for new residents or foreign nationals, which may require a larger down payment. Speak with a lender early so you know your options.
Closing happens with a title company
In Colorado, closings are typically handled by a title company rather than a notary. They make sure the title is clear, collect and send the funds, and record the deed.
Watch out for wire fraud
Scammers sometimes send fake emails with changed wiring instructions. Always call your title company at a known phone number to confirm wiring details before sending money — especially when transferring funds internationally.
Choosing where to live
Colorado offers everything from vibrant Denver neighborhoods to quiet mountain towns. Think about commute, schools, airport access (important if you’ll travel home often!) and lifestyle. I’m always happy to share what I love about different areas.
