Castle Rock and Parker are two of the most popular places to live south of Denver. Both are in Douglas County, both have grown quickly, and both offer newer homes, great trails and a small-town feel. But they differ in location, commute and character. Here’s how to choose.
Location and commute
- Castle Rock sits on I-25 about halfway between Denver and Colorado Springs, which makes it a natural fit for households commuting in either direction.
- Parker sits east of I-25 near E-470, closer to the Denver Tech Center, Centennial Airport and the southeast metro.
Homes
Both towns are dominated by single-family homes built from the 1990s to today, with plenty of new construction. Castle Rock adds neighborhoods with big mountain views and hillside lots, plus master-planned communities like The Meadows and Crystal Valley. Parker offers established neighborhoods close to Mainstreet as well as newer communities on its edges, plus some acreage properties to the east and south.
Schools
Both are served by Douglas County School District, with a mix of neighborhood, charter and option schools. Confirm school assignments for any specific address.
Lifestyle
Castle Rock
- The Rock trail, Philip S. Miller Park and its adventure tower and trails
- A growing historic downtown with restaurants and Festival Park
- The Outlets at Castle Rock
Parker
- Mainstreet shops and restaurants and the PACE Center for arts
- The Cherry Creek Trail and Cherry Creek State Park nearby
- Quick access to Park Meadows and the Tech Center
Which one should you choose?
- Choose Castle Rock if you want mountain views, a strong downtown and a location between Denver and Colorado Springs.
- Choose Parker if you want a shorter drive to the Tech Center and southeast metro with a classic Main Street feel.
