Watch: Highlands Ranch vs. Littleton vs. Centennial in 30 seconds

At a glance

  • Highlands Ranch: a large master-planned community in Douglas County with HOA-run rec centers, open space and trails.
  • Littleton: a historic city with a walkable Main Street, light rail and a mix of older and newer neighborhoods.
  • Centennial: a mostly residential city of established neighborhoods, close to the Tech Center and served by two well-known school districts.

Homes

Highlands Ranch

Mostly homes built from the 1980s on, from townhomes to large two-stories, plus luxury enclaves like Backcountry. Expect a community association fee that covers the rec centers.

Littleton

The widest variety of the three: historic homes near downtown, mid-century ranches, newer subdivisions to the south and west, and acreage on the edges. Many neighborhoods have no HOA.

Centennial

Largely established neighborhoods from the 1970s through the 1990s, with mature trees and bigger lots in many areas, plus some newer pockets on the east side.

Schools

Highlands Ranch is served by Douglas County School District. Littleton is mostly served by Littleton Public Schools, with some areas in Jeffco or Douglas County. Centennial is split mainly between Cherry Creek School District and Littleton Public Schools. Always confirm the district for a specific address, because boundaries don’t follow city lines.

Commute and getting around

  • Highlands Ranch: C-470 and Santa Fe; light rail is a short drive away at Mineral or Lincoln.
  • Littleton: light rail stations at Downtown Littleton and Mineral, plus Santa Fe and C-470.
  • Centennial: I-25 and the Tech Center are close by, with light rail at Arapahoe at Village Center and Dry Creek.

Lifestyle

  • Highlands Ranch: four community rec centers, dozens of parks and miles of trails, plus Highlands Ranch Town Center.
  • Littleton: Main Street restaurants and shops, the South Platte River trail and Chatfield State Park nearby.
  • Centennial: neighborhood parks, the Streets at SouthGlenn and quick access to the Tech Center and Park Meadows.

Which one is right for you?

  • Choose Highlands Ranch if you want amenities, trails and a consistent, planned community.
  • Choose Littleton if you want character, a real downtown and light rail.
  • Choose Centennial if you want established neighborhoods close to the Tech Center.
