Vail is one of the most famous ski destinations in the world, and owning a home here means world-class skiing in winter, golf, hiking and festivals in summer, and a European-style village at your doorstep. Here’s what to know about buying a home in Vail and the surrounding Vail Valley.
Where Vail is
Vail is in Eagle County, about 97 miles west of Denver on I-70, at an elevation of roughly 8,150 feet. The drive usually takes around two hours, though winter weather and weekend traffic on I-70 and Vail Pass can add time. Eagle County Regional Airport near Gypsum, about 30 miles west, offers seasonal flights from major cities, and Denver International Airport is the other main option.
The mountain
Vail Mountain opened in 1962 and has more than 5,000 skiable acres, including its famous Back Bowls, making it one of the largest ski areas in Colorado. Beaver Creek, a short drive west, is another major resort in the valley.
Neighborhoods in the Vail Valley
- Vail Village and Lionshead: walkable, ski-in/ski-out condos, townhomes and luxury residences close to lifts, shops and restaurants.
- East Vail and West Vail: more residential, with single-family homes, duplexes and condos, often a shuttle or short drive from the lifts.
- Avon and Beaver Creek: Avon offers more year-round living; Beaver Creek is known for upscale, gated slope-side homes.
- Edwards and Eagle: further down-valley, with more space, more full-time residents and generally lower prices.
What to know before buying
- Short-term rental rules: Vail and other valley towns require short-term rentals to be registered and follow local rules. Check current requirements before you count on rental income. Read our guide to STR rules in Colorado ski towns.
- Real estate transfer taxes: Several mountain towns charge a transfer tax at closing. Ask how it applies to the property you’re considering.
- HOA dues and special assessments: Condo and townhome dues can be significant. Review the budget, reserves and any planned projects.
- Snow, roofs and decks: Heavy snow loads are part of life here. Get a thorough inspection.
- Second-home financing: Lenders treat second homes and investment properties differently, which can affect your down payment and rate.
