Winter Park is a laid-back mountain town in Grand County, just over Berthoud Pass from the Denver metro area. It is home to Winter Park Resort, miles of mountain bike trails and one of the closest major ski areas to Denver. Here is what to know if you are thinking about buying in Winter Park.

Why people love Winter Park
Winter Park Resort is the big draw, with the Mary Jane side for expert skiers. In winter, the Winter Park Express ski train runs from Denver’s Union Station right to the base of the resort on select days. In summer, the Fraser Valley is known for mountain biking, hiking, fishing and concerts at Hideaway Park. Neighboring Fraser has more year-round local living.
Winter Park home prices
Winter Park is a smaller market, so prices move a lot from month to month. In September 2026, the median list price was about $1.14 million, and recent sales ranged from studio condos under $400,000 to homes above $3 million. Homes often took two to three months to sell, which can give buyers room to negotiate.
Types of homes
- Condos and townhomes near the resort base and downtown, popular as second homes and rentals.
- Mountain homes in neighborhoods around Winter Park and Fraser, often with views.
- Newer construction in planned communities in the Fraser Valley.
Short-term rental rules
The Town of Winter Park requires every short-term rental to be registered before it is listed, and since August 2025 owners must show a fire and life safety inspection from the East Grand Fire Protection District within the past 12 months. Overnight street parking is not allowed from November through May. Homes outside town limits follow Grand County’s permit rules, which include occupancy limits and a local contact requirement. Confirm the rules for the exact address before you buy, and read our guide to short-term rental rules in Colorado ski towns.
Tips for buyers
- Check whether the home is in town limits or unincorporated Grand County, since rules and taxes differ.
- Ask about snow removal, parking and road access in winter.
- Review HOA budgets and reserves in condo complexes.
- Some homes outside town rely on wells and septic systems; inspect both.
