Living in Conifer, Colorado: What to Know Before You Buy

Mountain home surrounded by pine forest in the Colorado foothills near Conifer

Conifer sits along U.S. Highway 285 southwest of Denver, high in the Jefferson County foothills. It offers quiet, wooded mountain living with big views and more space, while still being commutable to the southwest Denver suburbs. Here’s what to know before you buy a home in Conifer.

Location and commute

Conifer is an unincorporated community at around 8,000 to 8,500 feet in elevation. Most residents commute via U.S. 285 toward Lakewood, Littleton and Denver. County Road 73 connects Conifer north to Evergreen. Winter weather can affect travel, so many buyers look closely at how far a home is from 285 and how its road is maintained.

Lifestyle

Conifer is all about the outdoors: Meyer Ranch Park, Staunton State Park and the Pike National Forest are close by, with hiking, biking, horseback riding and snowshoeing right outside your door. Day-to-day shopping is centered along the 285 corridor, and many families appreciate the slower pace and space between neighbors.

What to know before buying in Conifer

  • Wells and septic: Most homes have private wells and septic systems. Plan for a well-flow test, water-quality test and septic inspection in addition to the general home inspection.
  • Wildfire risk: Conifer is in a forested, fire-prone area. Look for defensible space and ask about past mitigation work. Get insurance quotes before your inspection deadline, not after.
  • Radon: The area has elevated radon levels. Test the air, and for homes on wells, consider testing the water too.
  • Heating: Many homes use propane, wood stoves or a mix. Ask for past utility bills.
  • Roads and snow: Long private drives and steep grades are common. Find out who plows the road and whether there’s a road association fee.
  • Older cabins: Homes built before 1978 may contain lead paint, and older construction may need updates.

Schools

Most of Conifer is served by Jefferson County Public Schools, though some properties near the Park County line may fall in a different district. Always confirm schools for the specific address.
